What is included in a septic inspection?
Quick answer: we locate the tank, uncover the lids, measure sludge and scum, check baffles and the effluent filter, run water at the fixtures to observe flow, inspect the drain field or spray heads, and on aerobic systems test the aerator, chlorinator, pump, and control panel. Then you get a written report with photos.
A real inspection is not a walkaround. If the inspector never opens the tank, you did not get an inspection.
Do I need a separate septic inspection when I buy a home?
Yes. If you are under contract on a Hunt County home with a septic system, order a septic-specific inspection alongside the general home inspection. Home inspectors do not open tanks or evaluate drain fields. The permit paperwork and any active maintenance contract should also be transferred to your name at closing — ask for them.
What do you look for on Lake Tawakoni properties?
Extra scrutiny on setback compliance from the shoreline and any neighboring wells, condition of the aerator (absentee owners often unplug it between visits and kill the tank), lapsed maintenance contracts, and spray fields that were quietly paved over for a patio or driveway. How often are aerobic maintenance inspections required?
Texas requires three inspections per year for the first two years on aerobic systems, and generally once every four months after. We can hold that contract for you or take it over from another provider without a lapse. See aerobic septic systems.
Should I pump the tank at the same time as the inspection?
