Buying a Lake Tawakoni home? Read this first
Do a septic inspection before you close. Not a home inspector walkaround, a full septic-specific inspection with the tank lids opened and the control panel tested. Older lake homes often have inherited service contracts that lapsed, missing components, or spray fields that were never set back properly from the shoreline.
Setback requirements
TCEQ and Hunt County rules restrict how close a spray field or drain field can be to the lake and to your neighbors' water wells. On a small lot right on the water, you may not have room for a conventional spray field at all, which pushes you to drip disposal or a low pressure dose system. That changes the cost and the design.
Absentee owners and weekend homes
An aerobic system needs air 24/7 to keep the biology alive. Weekend and seasonal use is fine, unplugging the compressor between visits is not. We offer quarterly checks for absentee owners so you do not walk in to a smell you cannot forget.
Common repairs on Lake Tawakoni systems
Corroded control panels from humidity, iron-clogged spray heads, chlorinators that ran dry a year ago, and lift pumps that got wet in the tank because a lid seal failed. Most of these are day-of fixes, not replacements.
