Lake proximity changes the rules
Any lot within setback distance of Lake Tawakoni or its tributaries is going to require a treatment system that meets tighter TCEQ rules, which almost always means aerobic. Spray fields also need to be set back from the water and from any drinking water wells nearby. It is one of the reasons Quinlan installs skew higher in cost than lots further inland.
Weekend homes and part-time use
Systems on part-time lake homes have their own problems. Aerobic units need continuous air flow to keep their biology alive. If the compressor gets unplugged for a month, the tank will go anaerobic and start smelling like a sewer. We can set up quarterly checks for absentee owners so you do not show up to a broken system Friday night.
Older Quinlan homes off 34 and 35
Plenty of homes in and around town still have conventional systems from the 70s. If your tank has never been located, we can find it, pump it, and tell you if the drain field is still working before it becomes an emergency.
